Document Checklist
(If you are doing a stated program most of the following will not apply)
The following are the usual items typically required by all lenders. Depending on your situation or the underwriter's findings, less items or further items may be required.
Copy of all borrower's 2 most recent years w-2's
Copy of all borrower's most recent, consecutive paystubs documenting past 30 days
Homeowner's insurance declaration page with agent's contact information
Proof of other income if used to qualify

For self employed borrowers add:

Last 2 years tax returns with all schedules
Year to date Profit and Loss statement

For Refinances add:

Copy of most recent mortgage statement
Copy of property tax bill
Copy of first mortgage note (*)
Copy of security deed (*)
Copy of warranty deed (*)
Copy of Owner's title insurance policy (where applicable) (*)
Copy of most recent statement of any 2nd mortgage or equity line of credit
(*) These items can be found in your closing package from your purchase or last refinance

For Purchases add:

Fully signed purchase contract
Copy of earnest money check
Gift letter signed by relative with proof of deposit (if applicable)
